CFO/VP of Operations

According to the definition, doing something “by the numbers” implies working without imagination. In the case of our CFO and operations VP, nothing could be further from the truth. Over his 30-year career in real estate development, Kevin has been involved in a huge number of innovative and impressive projects.

Kevin joined Kaplan Residential in 2006 as our CFO. Since then he has been the inventive force behind our strategic planning and operations oversight, as well as the compiler of financial information, expert in risk management and financing wizard.

Before coming to Kaplan, Kevin served as CFO of Monte Hewett Homes, the Atlanta homebuilder, and was the controller/managing broker for the Atlanta Division of Highland Homes, the country’s 22nd largest homebuilder. At SWAN Financial, Kevin took on the title of VP of Operations and specialized in student housing development. This was a bit of a departure from his activities as an acquisition analyst at Quadel Corporation. The Bethesda, MD-based investment firm syndicated over 100 multi-family properties, shopping centers, office buildings and hotels.

Closer to home, Kevin has participated in the development of more than 5,000 single family homes/townhomes in the metro Atlanta area, as well as: the 75-unit Seminole Legends student housing condominiums in Tallahassee, FL; the 200-unit Renegade Condominiums student housing community in Tallahassee, FL;  the Cosmopolitan at Lindbergh, combining 244 condominiums and 14 townhomes in Atlanta, GA; Square One, with 203 rental apartments and 9,000 square feet of retail space in Sandy Springs, GA;

Generation Atlanta, a 17-story 336-rental apartment community in Downtown Atlanta; Overton Row, featuring 323 rental apartments in Charlotte, NC; The Blake, with 268 student housing beds in Savannah, GA; 930 No Mo, a 430-bed student housing community in Charleston, SC; and Wayforth at Concord, a 150 unit rental townhome community.

Married for 30 years to Patricia Watson, Kevin and his wife relocated back to the Atlanta area in 2018 after residing in South Florida for 14 years. He is Georgia educated, having received a BBA in finance from the University of Georgia’s Terry College of Business. Kevin also holds an MBA with a concentration in real estate development from Nova Southeastern University. He is licensed by the state of Florida as a real estate broker, a certified building contractor and is a member of both the Institute of Management Accountants and the Urban Land Institute.
